Housing Services
Lyn-CAG Housing Counseling Services offers an array of programs designed to help clients make more informed decisions about their housing options. Housing programs and services include Pre-Purchase Counseling, Predatory Lending Practices, Rental Counseling, Financial Literacy Workshops, First-time Homebuyers Club, Foreclosure Mitigation Counseling and Fair Housing Initiatives.
Financial Literacy Workshops are facilitated by area financial institutions and community partners. Our financial partners provide staff members who volunteer their time and expertise to assist Lyn-CAG participants in better understanding the world of finance and their own personal finances – personal banking, credit scores and awareness of predatory lending practices.
First Time Home Buyers Club
The First Time Homebuyers Club is for individuals who have never owned a home or who have never held primary ownership of a residence in the past three years. Eligible homes purchased must be located in the City of Lynchburg.
Down Payment Assistance Program
The Down Payment Assistance Program offers first time homebuyers the opportunity to search for and purchase a new home through the use of gap financing. Gap financing is a deferred loan awarded for the intent to accomplish financial responsibilities while the borrower secures sufficient funds. Property is collateral for the loan secured by liens.
Applicants must submit pre-approval from a lender, must purchase a home in the City of Lynchburg, and must not have a family household total income that surpasses 80% of the area median income.
Assistance is provided on a first-come, first-served basis.
